Small detached houses for sale were very scarce in Umbria.  We needed to act quickly.  Casa Martina would be ‘snapped up’ if we left it too long to commit.  Andrew at this point felt very comfortable to take the next stage.  I didn’t and wanted to do more investigation.  The books really helped as did many emails and conversations with John.   I drove him mad!  I also chose to speak to other agents with properties for sale in the same area to gain comparisons and check detail.  Their response was very automated in contrast to John’s approach.  My mind was made up.  We made an offer on Casa Martina.

To our delight it was accepted!  Now came the decision to work with a solicitor or not.  We decided not.  We felt comfortable with the role of the Italian Notary acting in our interests.  They act independently on behalf of both the vendor and buyer.  The sale cannot go ahead if there any irregularities with either party.

With a deposit of 10% paid and agreements signed with John to act as our project manager for the restoration work, we waited for the various checks to be done.
